The Bryant Building located at 1102 Grand Ave, in the heart of downtown Kansas City, Missouri is an architecturally and historically significant landmark in the Kansas City skyline. The 26 story high-rise was built in 1930 and was home to many influential professionals over the past 75 years.

The Bryant building provides vast fiber and connectivity for telecommunication tenants. About 20 different Carriers have fiber in the building, and an additional 10 carriers have fiber in the street outside the building. Over the past 12 years, the who’s who of the telecommunication industry, including Wiltel, MCI, SBC, and Westel, have created data centers in the Bryant Building.

The Bryant Building has the unique position of being located on two separate and diverse power grids. What this means is that the Bryant Building primary power is supplied from two separate KCP&L and diverse power grids and if one of the KCP&L power grids fails the other power grid will automatically start supplying power to the building. The Bryant Building is only one of a few buildings in the downtown KC area to be configured on two separate power grids.

The ownership group of the Bryant Building, 1102 Grand LLC, with the help of the current tenants, has completed the architectural, engineering and implementation plans to develop the Bryant Building to be a complete carrier hotel facility with the ability to service the needs of any size telecommunications company.

The Bryant Building over the next 6 months will undergo a transformation to a full service carrier hotel catering to the special needs of telecommunication providers and telecomunication service users. Many improvements to power and HVAC reliability, access and increases in capacity will be implemented. In additional special requirements for redundant fiber paths, expanded conduit facilities, rooftop improvements for wireless providers and a carrier-neutral Meet-me-Room have or will be developed in support of telecommunication providers and service users. OVERVIEW: THE BRYANT BUILDING

  • Square Feet: 154,026 usable square feet
  • Floor Load: 100 lbs per sq. ft.
  • Space Availability: Retail - 1,000 sq. ft. blocks of store-front space. Office - 1700 to 7,500 sq. ft. blocks of contiguous space
  • Leases: Full service leases, except for electricity which is separately metered and billed to tenants. Multi-tiered, competitive and flexible lease rate structure.

Telco Amenities

The planned improvements for the Bryant Building include the following:

  1. New power distribution system which includes:
    • New primary power distribution system.
    • New 2000KVA Standby generator and automatic transfer switch.
    • Localized Uninterruptible Power Supply (UPS) systems.
  1. New cooling towers tripling the existing cooling capacity.
  2. New Building controls system.
  3. Development of a Carrier Neutral Meet-Me-Room for network cross-connections.
  4. Fiber Vault System for redundant secure managed fiber paths in the building.
  5. Development of Building riser systems to support distribution of resources.
  6. Building Conduit System for easy installation of new fiber and copper to Carrier Neutral Meet-Me-Room.
  7. LonWorks equipment monitoring network to monitor and remotely control tenant HVAC equipment.
  8. Video surveillance network.
  9. Proximity card access control network.
  10. Development of on-demand customized data suites.
  11. Development of rooftop infrastructure for wireless telecommunication providers.

Backup
  • Plans include a 2000 KW generator. Currently have three dedicated generators with on-site fuel supplies in lower level. Capacity exists for additional units as required.
Access
  • Available telecommunications chase exists precluding the requirement for most core drilling on shared conduit.
HVAC
  • 1,100 total tons of cooling capacity available on building cooling loop. 800 tons of capacity are still available for future tenant use.
  • Exterior condenser capabilities available on some floors for backup cooling applications and supplemental units.
Rooftop
  • Multiple roof level locations available for future antenna/dish sites. Currently 20 antennas in place. Specially designed and developed mounting system available for quick installation and placement to eliminate radio interference. Two specialty rooms developed to support wireless providers and provider equipment.
Tenants
  • Currently more than 55,000 square feet of "technology" tenants, most with UPS systems.
